Know Before You Book

Your Home Away from Home:

• Private Luxury: Complete and uninterrupted access to the entire villa, complete with private pool/spa, kitchen & game rooms!
• Resort Access Included: Enjoy the clubhouse & its amenities during your stay, free of charge.
• Seamless Arrival: Self-check in easily with our smart lock system.

Guest Capacity: 

• Up to 14 guests, including infants and children.
• Max adults: 10

Rental Agreement: 

• You must be 25 years old to book this luxury property.
• You must sign a rental agreement and provide a photo ID before booking.

Payments: 

• We charge the full amount of your stay when you accept the rental agreement. We accept all major credit cards.
• You must pay a $500 security deposit 3 days before arrival. This is a temporary hold on your card that will be released after you depart.

Cancellation Policy: 

• You can cancel your reservation up to 90 days before arrival and receive a full refund minus a $100 cancellation fee.
• You can cancel your reservation up to 30 days before arrival and receive a 50% refund minus a $100 cancellation fee.
• There are no refunds within 30 days of arrival.

Check in and Check out:

• Check-in: 4:00 PM
• Check-out: 10:00 AM (PST)
• Early check-in and late check-out: We understand that travel plans don't always align perfectly with set times. Guests may inquire about early access to the clubhouse or late check-out. Subject to availability and potential fees, we will do our best to accommodate your needs.

House Rules:

• Quiet hours are from 10pm to 8am.
• No pets or pets of visitors are allowed on the property.
• No parties or events are allowed.
• No smoking or vaping is allowed in the house, on the outdoor lanai, or on the property at all. 
• No underage drinking is allowed.
• No drugs or firearms are allowed on the property.
• Shoes must be removed at the front door.
• Wet clothing is not allowed upstairs or in carpeted areas.

Pool Rules & Guidelines:

• Optional Pool Warmth: Enhance your pool experience with optional heating for $35 per night (heater runs 9am-9pm, set to 88°F). We recommend pool heat from October to March for optimal comfort.
• Please note: When the outdoor temperature dips below 60°F, achieving the desired 88°F might be challenging. In such cases, refunds for pool heating cannot be provided.
• Cleanliness: Pool cleanings are scheduled weekly (generally on Tuesdays), you might encounter our friendly pool staff performing their magic.
• Safety First: We prioritize safety with a pool safety fence. Remember, constant adult supervision is crucial for children around the pool. Please note that we cannot be held responsible for any accidents or injuries.
• Enjoy Responsibly: No lifeguard, swim safely, be mindful of noise, no glass/open containers.

Grill Rental:

• BBQ Grill Rental is $95 per week.
• Let us know at-least a week in advance if you would like for us to arrange for the grill rental.

Trash:

• Trash is picked up everyday.
• Trash must be bagged in kitchen trash bags, otherwise it will be rejected by trash collection workers.
• NO loose trash in the outside trash bin.

• Windsor Island is a gated community with 24 Hours security.
• Windsor Island Resort requires guests 18+ to provide a photo ID with their first and last name to access the gated resort (e.g. driver’s license, passport, etc).
• Please note that the home has an external video doorbell at the front door. We do not actively monitor this device and there are no other cameras at the property.
